By virtue of an Order of Sale No. CV2026 03 1138 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 28TH DAY
OF AUGUST, A.D., 2026
at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Springfield, County of Summit and State of Ohio and known as being a part of Lot Number 7, Tract 8 of said township and described as follows:
Beginning at a point on the South line of Lot No. 7, which point is S. 87 deg. 42' 30" E., a distance of 1953.11 feet from the old iron stake marking the Southwest corner of said Lot No. 7 and running thence S. 87 deg. 42' 30" E., a distance 137.25 feet on the lot line; thence N. 2 deg. 19' E., a distance of 795.57 feet; thence N. 87 deg. 41' W., a distance of 137.25 feet; thence S. 2 deg. 19' W., a distance of 795.64 feet to the place of beginning, containing 2.507 acres.
Subject to all legal highways, easements, covenants, restrictions and rights-of-way of record, if any.

Property appraised at: One Hundred Eighty-six Thousand Dollars ($186,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
