By virtue of an Order of Sale No. CV2025 05 2285 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 10TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Stow, formerly known as the Township of Stow, County of Summit and State of Ohio:
And known as being part of Original Lots 26 and 27 in said township; also being all of Sublot 21 in the Fruitland Allotment as recorded in Plat Book 28, Page 41 and part of Sublot 49 in Stow Heights Allotment, as recorded in Plat Book 21, Page 58 of the Summit County Record of Plats and more fully described as follows:
Beginning at a drill hole set at the Southeasterly corner of said Sublot 21 in the Fruitland Allotment and being on the Westerly right of way line of Hiwood Avenue (40' wide); a 1/2" open end iron pipe was found at North 01 degrees 15' 00" East, 449.56 feet from said rebar at the Southeasterly corner of Sublot 28 in said Fruitland Allotment and a 1/2" open end iron pipe was found South 01 degrees 15' 00" West, 149.96 feet from the said rebar at the Southeasterly corner of Sublot 20 in said Fruitland Allotment; thence North 88 degrees 45' 00" West, 226.53 feet along the Southerly line of said Sublot 21 and the Westerly extension of said line to a 5/8" rebar set on the Westerly line of Sublot 49 in Stow Heights Allotment (a capped rebar, Dunlap #6250 was found South 73 degrees 41' 26" East, 0.53 feet from said rebar; thence North 01 degrees 15' 00" East, 74.96 feet along the Westerly line of said Sublot 49 to a 5/8" rebar set; thence South 88 degrees 45' 00" East, 226.53 feet along the Northerly line of said Sublot 21 and the Westerly extension of said line to a 5/8" rebar set at the Northeasterly corner of said Sublot 21 and being on the Westerly right of way line of said Hiwood Avenue; thence South 01 degrees 15' 00" West, 74.96 feet along the Easterly line of said Sublot 21 and along the Westerly right of way line of said Hiwood Avenue to the place of beginning and containing 0.390 acres of land, more or less, as surveyed by Gary L. Phillips, Registered Surveyor with Gary L. Phillips and Associates, Inc. in December 1996, but subject to all legal roads, highways, easements and restrictions of record. Bearings contained herein are based on the bearings of North 01 degrees 15' 00" East, as indicated for the centerline of Hiwood Avenue recorded in Plat Book 28, Page 41 of the Summit County Record of Plats.

Property appraised at: Two Hundred Sixty-four Thousand Dollars ($264,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $10,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
