By virtue of an Order of Sale No. CV2025 03 1239 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

And known as being part of Lot No. 35, Copley Township, and the North 1/2 of the following:

Beginning at a point in the West line of a 36.15 acre tract of land conveyed by Phillip Leffler to the Modern Transit Realty Company by deed dated April 16, 1920 and recorded in Book 777, Page 601, Summit County Records of Deeds. Said beginning point is North 1 deg. 09' East, 718.90 feet from the intersection of the West line of said 36.15 acre tract of land produced South with the centerline of the Copley Road; thence South 88 deg. 51' East, 625.36 feet to a point in the East line of said 36.15 acre tract of land; thence North 1 deg. 09' East, 139.307 feet along the East line of said 36.15 acre tract of land to a point; thence North 88 deg. 51' West, 625.36 feet to a point in the West line of said 36.15 acre tract of land; thence South 1 deg. 09' West, 139.307 feet to the beginning and containing 2.00 acres of land. Said premises are more accurately described as follows:

Beginning at a point in the centerline of Schocalog Road (T.R. #77) as established and dedicated June 6th, 1941, and recorded in Summit County Road Records, Volume 9, Page 352, which beginning point is North 1 deg. 09' East along said centerline 718.9 feet from the intersection of said centerline of Schocalog Road with the centerline of Copley Road (C.H. #162); thence North 1 deg. 90' East along the centerline of Schocalog Road (50 feet wide) 139.307 feet; thence South 89 deg. 29' East, 633.36 feet to an iron pin in the East line of a 36.15 acre tract as described in Volume 777, Page 601, Summit County Records of Deeds; thence South 1 deg. 09' West along the East line of said 36.15 acre tract 139.307 feet; thence North 89 deg. 29' West, 633.36 feet the true place of beginning, as surveyed in March, 1949. Be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Fifty Thousand Dollars ($150,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
