By virtue of an Order of Sale No. CV2024 10 4906 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 20TH DAY

OF MARCH, A.D., 2026

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio, and known a being a part of Lot 4, Tract 8, formerly Portage Township, and being the East half, front and rear, of the following described premises, bounded as follows:

Beginning at the Northwest corner of Carmichael's land in the center of Corley Street, which is 40 feet wide; thence South, on the West line of said Carmichael's land, to the South line of Portage Township; thence West, on said township line, far enough to include one-half acre of land by running a line West from the starting point an equal distance from the Easterly division line and connecting the two points so established by a direct line; thence North to the center of Corley Street; thence East, along the center of Corley Street, to the place of beginning. The parcel hereby conveyed being the East half and being the same premises deeded to Edward R. Eichelberger by Mary O. Butler, guardian, by deed which is recorded in Volume 230, Page 562, Summit County Records of Deeds, to which reference is hereby made. Said property is more particularly described as follows:

Beginning in the center line of Corley Street, a 40 foot street, at the intersection of said center line with the West line, extended Northerly, of the Third Carmichael Allotment as recorded in Plat Book 13, Page 18 of the Summit County Records of Plats; thence Westerly, along the center line of Corley Street, 44.474 feet to a point; thence South, parallel with the West line of said Third Carmichael Allotment, 244.86 feet to the South line of Tract 8, Lot 4, formerly Portage Township; thence East, along the South line of said Tract 8, Lot 4, formerly Portage Township, a distance of 44.474 feet to the Southwest corner of Lot Number 21 of said Third Carmichael Allotment; thence North, along the West line of said Third Carmichael Allotment, a distance of 244.86 feet to the place of beginning. Reserving from the above described premises a strip of land 20 feet in width off the North end thereof for the use of the general public for street purposes.

Prior Deed Reference: Reception No. 56317516 on August 7, 2017.

 

Property located at: 692 & 692 1/2 Corley Street, Akron, OH 44306.

Property appraised at: Thirty Thousand Dollars ($30,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 3rd day of April, 2026. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
