By virtue of an Order of Sale No. CV2024 08 3488to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Springfield, County of Summit and State of Ohio and known as being part of Lot #28, Tract 8 and bounded and described as follows:
Beginning at a point at the intersection of the centerline of the Akron-Canton Road, before the improvement thereof in 1931 and the centerline of Greenleaf Road, which point is 615 feet Southeast of the intersection of the South line of land owned by E. Kurtz and the centerline of the Akron-Canton Road before said improvement; thence South 78 deg. 04' 38" West, 229.28 feet along the centerline of Greenleaf Road to an iron pin found; thence North 89 deg. 14' 22" West, 181.73 feet along the centerline of Greenleaf Road to a point and the true place of beginning; thence due North 181.83 feet, along the East line of land now owned by Russell H. Laubscher and Eve Laubscher, husband and wife, and Lindel W. Maddox and Mary Maddox, husband and wife, to an iron pin found in the South line of land now owned by J. J. and G. B. Tierney and passing over an iron pin found in the North line of Greenleaf road; thence North 87 deg. 38' 22" East, 109.80 feet along the South line of land now owned by J. J. and G. B. Tierney to an iron pin found; thence South 2 deg. 29' 22" East, 187.90 feet to a point, in the centerline of Greenleaf Road, passing over an iron pin found in the North line of Greenleaf Road; thence North 89 deg. 14' 22" West, 117.87 feet along the centerline of Greenleaf Road to the place of beginning and containing 0.180 acres of land, be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Eighty-nine Thousand Dollars ($189,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 3rd day of April, 2026. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
