Situated in the Township of Springfield, County of Summit and State of Ohio, being known and designated as follows:
Being part of Lot No. 121 of Lakeview Farms, a purposed allotment of the C.C. Ewart Farm, in Tract 7 and in Lots 21 and 22, Tract 8 of said Township and described as follows:
Beginning at a stone set in the Southwest corner of said Ewart Farm, which stone is North 89 deg. 7' West, 1,355.80 feet in the prolongation of the South line of said Lot No. 22 from the Southwest corner of said Lot No. 22; thence South 89 deg. 7' East, 1,064.80 feet to a point in the centerline of Oakwood Drive (now Ewart Road, County Highway 161); thence North turning on an angle of 90 deg., 925 feet to a point in the centerline of Old Home Road; thence North 89 deg. 7' West along the centerline of Old Home Road, 650 feet to a point in the centerline of Westview Drive; thence North turning on an angle of 90 deg. along the centerline of Westview Drive, 165 feet to a point, which is the true point of beginning; thence North along the centerline of Westview Drive, 60 feet to a point; thence North 89 deg. 7' West, 156.50 feet to a point; thence South turning on an angle of 90 deg., 60 feet to a point; thence South 89 deg. 7' East, 156.50 feet to the true point of beginning, be the same more or less, but subject to all legal highways. Subject to easements, restrictions, reservations or record and taxes and assessments, if any, all of which the Grantees assume and agree to pay, the same having been prorated. Being the same property conveyed from Willodene C. Wilson, widowed and unremarried to James A. Penny as described in Deed Instrument No. 55736621, dated November 1, 2010, recorded November 1, 2010 in the office of County Recorder for Summit County, Ohio.

Property appraised at: One Hundred Eleven Thousand Dollars ($111,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
