By virtue of an Order of Sale No. CV2024 12 5493 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on
FRIDAY, THE 20TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the County of Summit, in the State of Ohio and in the City of Akron:
And known as being the Lot No. 64 in the proposed John Hefferman Allotment, situated in Lot No. 5, Tract No. 6, formerly Portage Township and now in the City of Akron and more particularly described as follows:
Beginning at a point in the Northerly line of East Tallmadge Avenue where the same is intersected by the Westerly line of Columbia Avenue; thence Northerly in the Westerly line of Columbia Avenue 238.54 feet to the place of beginning; thence Northerly in the Westerly line of Columbia Avenue 39 feet to a point; thence Westerly at right angles 92.47 feet to a point; thence Southerly in a line parallel with the Westerly line of Columbia Avenue 39 feet to a point; thence Easterly 92.47 feet to the place of beginning.

The appraisal was completed based on an exterior view of the property only.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 3rd day of April, 2026. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
