That piece of parcel of land situated in the Township of Springfield, County of Summit and State of Ohio:
Being in Lot 3, Tract 2 and bounded and described as follows:
Commencing at a stone at the intersection of the East line of Tract 2 and the centerline of Krumroy-Myersville Road and thence in said road center North 87 deg. 02' West, 1037.50 feet; thence North 3 deg. 30' East, 1052.84 feet along the West line of a previous Grantor's land to an iron pipe at the beginning point of land to be hereby conveyed; thence along the West line of previous Grantor's land, North 3 deg. 30' East, 80 feet to an iron pipe; thence South 87 deg. 10' East, 555.96 feet to a point in the center of Betz Road (an iron pipe is set North 87 deg. 10' West, 25 feet); thence along the center line of Betz Road, South 3 deg. 27' West, 53 feet to a stake at an angle in said street; thence in said street center, South 10 deg. 02' East, 27.70 feet to a point (an iron pipe is set North 87 deg. 10' West, 25.64 feet from said point); thence North 87 deg. 10' West, 562.50 feet to the place of beginning and containing 1.023 acres of land.
Being the same property conveyed unto Jackie J. Buffington and David D. Buffington from by deed from Jackie J. Buffington, married, dated 02/17/2004 and recorded 02/18/2004 at Instrument No. 55012058, Summit County Records.

Property appraised at: Ninety-three Thousand Dollars ($93,000.00).
The appraisal was completed based on an exterior view of the property only.
Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.
If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
