By virtue of an Order of Sale No. CV2024 03 1302 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 18TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Springfield, County of Summit and State of Ohio and known as being a part of Tract 5 in said township and bounded and described as follows:

Beginning at an iron stake set at the Northeast corner of the Peterboro Subdivision as recorded in Plat Book 35, Pages 36 and 37, Summit County Records of Plats; thence N. 0 deg. 45' 40" E., along the East line of Tract #5, a distance of 900 feet to an iron stake; thence N. 89 deg. 41' W., a distance of 597.55 feet to an iron stake and the true place of beginning; thence continuing N. 89 deg. 41' W., 99.99 feet to an iron stake; thence N. 0 deg. 19' E., 315.75 feet to a point on the centerline of Lake Road; thence S. 89 deg. 01' E., along the centerline of Lake Road, a distance of 100 feet to a point; thence S. 0 deg. 19' W., a distance of 314.59 feet to an iron stake and the true place of beginning, be the same more or less, but subject to all legal highways.

Being the same premises conveyed from Pamela A. Gsellman, unmarried to William Hardman, unmarried in a deed dated 04/16/2004 and recorded date 04/26/2004 in Instrument Number 55040153 of the official records.

Property appraised at: One Hundred Twenty-three Thousand Dollars ($123,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

https://summit.sheriffsaleauction.ohio.gov on the 1st day of November, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
