By virtue of an Order of Sale No. CV2024 02 0698 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 11TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Coventry, County of Summit and State of Ohio:

And known as being Sublot 16 and part of Sublot 17 in Hohman's Long Lake Channel Allotment as recorded in Plat Book 43, Pages 34-36 of Summit County Record of Plats and more fully described as follows:

Beginning at a 1/2 inch pipe found at the Southwest corner of Sublot 17 in said Long Lake Channel Allotment; thence North 44 deg. 08' 00" East along the Northwesterly right of way of Hohman Street (50 feet wide) a distance of 25.00 feet to a 5/8 inch rebar set and the true place of beginning for the parcel herein described; thence continuing North 44 deg. 08' 00" East along said right of way a distance of 75.00 feet to a 5/8 inch rebar set at the corner of Sublot 16; thence North 45 deg. 52' 00" West, a distance of 125.00 feet to a 5/8 inch rebar set at the Northeast corner of Sublot 16; thence South 44 deg. 08' 00" West, a distance of 75.00 feet; thence South 45 deg. 52' 00" East, a distance of 125.00 feet (passing over a 5/8 inch rebar set at 25.00 feet) to the true place of beginning and containing 0.2152 acres of land as surveyed in April of 1996 by Stephanie A. Sires, Registered Surveyor #7467.

Property appraised at: One Hundred Eighty-three Thousand Dollars ($183,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

https://summit.sheriffsaleauction.ohio.gov on the 25th day of October, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
