By virtue of an Order of Sale No. CV2024 02 0572 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 20TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

The following described property located in the County of Summit, State of Ohio:

Known as being all of Lot No. Two Hundred Eighty (280) in the Kenmore Allotment as recorded in Plat Book 7, Pages 58 and 59, Summit County Records.

Prior Deed Reference: Deed from James R. Yoak and Patricia A. Yoak, to Patricia A. Yoak, recorded on 04/30/1997 as Instrument No. 54013258 of Summit County Records.

 

Property located at: 1275 Kenmore Blvd., Akron, OH 44314.

Property appraised at: Twelve Thousand Dollars ($12,000.00).

VACANT LOT, HOUSE WAS RAZED IN 2023

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
