By virtue of an Order of Sale No. CV2024 04 1773 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 20TH DAY

OF SEPTEMBER, A.D., 2024

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

The following lands and property, together with all improvements located thereon, lying in the City of Akron, Summit County, OH to wit:

Known as being Lot Number Eight Hundred Fifty-four (854) in the Kenmore Allotment as recorded in Plat Book 7, Pages 58-59 of the Summit County Records. This being the same property conveyed to Brian T. Richards. By deed from Bill and Debbie Properties LLC, dated 06/21/2010 and recorded on 06/21/2010 in Instrument No. 55707642 in the Summit County Recorder's Office.

Property located at: 2138 7th Street, SW, Akron, OH 44314.

Property appraised at: Fifty-seven Thousand Dollars ($57,000.00). 

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 4th day of October, 2024. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
